Bathroom Renovations in Geelong West

In the 2021 Census, 73.7% of Geelong West's occupied private dwellings were separate houses, 9.0% were semi-detached, row or terrace houses or townhouses, and 16.6% were flats or apartments. Victoria's separate-house share is 73.4%. Geelong West is one of the suburbs the City of Greater Geelong uses as worked examples in its July 2026 Heritage Design Guidelines, so a bathroom that changes a window or adds an external vent is a question for the City before it is one for the builder.

Bathroom Renovations around Geelong West

The City's guidelines include a dwelling in Geelong West as a figure, which shows how the City uses houses here as examples. It does not show that any given street or house is in a Heritage Overlay; the City's overlay maps and the Schedule to the Heritage Overlay say whether yours is. Under the Heritage Overlay a planning permit is required from the City to alter the exterior of a building, and a permit is not required for routine maintenance and repairs which do not change the appearance of the heritage place.

A new bathroom window or an external vent changes the exterior. In some instances internal alteration controls also apply, which the Schedule to the Heritage Overlay lists. If the home is a lot in an owners corporation, consumer Affairs Victoria says an owner of a lot in an owners corporation is entitled to renovate or refurbish the interior of the apartment or unit, and must notify the owners corporation if the renovations require a building or planning permit. It adds that the owner must keep the exterior of the lot in good and serviceable repair.

Permits and City of Greater Geelong rules

Whether a bathroom renovation here needs a building permit is for a building surveyor to say. The City of Greater Geelong lists alterations and additions to current buildings among the work that can need a permit regardless of cost, and a permit, where needed, must be granted before any work starts. A major renovation also needs the City's Asset Protection Permit, A$265.00, applied for at least three weeks before work begins.
