A bathroom quote moves with its scope: whether the layout changes, what fixtures you choose, what is found behind the old linings, and whether a permit is needed. What changes a quote
Keeping the layout or changing it comes first: moving the shower, toilet or vanity means new plumbing and drainage, which is plumbing work with its own compliance certificate. Structure is second: a change that alters a wall carrying the ceiling, or the floor area, can take the job out of Victoria's building permit exemption, and a permitted job adds the building surveyor's fee and, above A$10,000, the government building levy. Fixtures chosen late are third: Consumer Affairs Victoria warns that fixtures not specified by make or model (prime cost items) and items with an unknown price (provisional sums) can blow a budget and cause delays, so choose tapware, tiles and vanity before the contract if you can. What is behind the tiles is last: an older bathroom may hide asbestos in its linings, and the City of Greater Geelong advises that removal is best done by a professional asbestos removalist.
Fees government sources state
The checker below lists each Victorian and City of Greater Geelong line with its source and read date. The City's Asset Protection Permit is A$265.00, paid at application and applied for at least three weeks before work begins. A building permit fee, if the City is your building surveyor, is not fixed: it is assessed on the scope of the works. The State Government building levy applies where the cost of the building work exceeds A$10,000. For your own budget, Consumer Affairs Victoria's advice is to do your own detailed estimate, including every fixture and fitting you have chosen, and add 15 per cent for unplanned costs.
